Approximately 17 acres is improved for commercial use with 5 acres possessing a compacted caliche surface. The balance of the acreage is fallow farmland lying along the sides of two (2) irrigation canals of the Ward County Water Improvement District No. 1 and native rangeland adjoining the Pecos River. The southern boundary of the property possesses an estimated 4,000 feet of Pecos River frontage.
The property possesses a 4,000 s.f. open span steel 2 bay shop structure affording access by large transport vehicles. Attached to the shop is a 960 s.f. two room office. The structures were constructed in 2014 and are considered to be in “good” physical condition. 680 gpm groundwater well drilled in 2012 equipped with an operational submergible pump setting at 180 feet below the surface in 140 feet of water. A water quality analysis performed in 2012 by Mitchell Analytical Laboratory is attached.The well is metered and flows into two (2) 400 barrel enclosed steel storage tanks. The storage tanks are plumbed into four (4) double valve pull-thru truck fill stations.
Four (4) 500 barrel enclosed fiberglass storage tanks utilized for the storage of brine water fed by a 300 gpm duplex pump from a brine blending unit.
10'X10' portable wood-frame water ticket office structure.
Two (2) portable wood-frame 4 unit restrooms containing showers, toilets and water heaters. At the present time these units are not plumbed-in to water, sewage disposal and electrical service, but are believed to be functional.

One (1) additional unequipped water well originally utilized for irrigation purposes is located along the banks of the Pecos River. Water analysis performed in 2012 by Mitchell Analytical Laboratory is attached.
This property constituted a viable commercial fresh water and brine water sales facility between 2012 and 2016. Since that time, the operation has not been in operation; however, it is believed that the equipment, systems and facilities are in operable condition and ready to be returned to service. The property is located near the developing oil and natural gas exploration areas of Loving, Reeves and Ward Counties.
