There is no guaranteed legal roadway access to the property from FM #1579.

The topography of the property is nearly level to slightly sloping composed of clay loam soils which are extremely saline. As a result, the surface horizon of the soil possesses a relatively thick crust of sodium salts. All of the acreage is native rangeland vegetation comprised of salt-tolerant annual and perrenial grass, forbs and shrubs.

Mineral Rights

The property is designated as Mineral Classified by the state of Texas. This designation indicates that the mineral rights are owned by the state of Texas and the owner of the surface estate is the designated “Agent” for the state. In exchange for the obligation to act as the “Agent,” the surface owner received 50% of all income generated by the mineral estate. There is no active production of oil, natural gas or other minerals on the property. The Agency Rights to the mineral estate will transfer with the purchase of the property.

Comments

The vast salt beds surrounding the area where this property is located were historically mined by area inhabitants as early as the 1600's. The El Paso Salt War of 1877 was directly caused by disputes concerning the rights to use the Guadalupe salt beds and is chronicled in Chapter 14, “The Salt War” in the book titled The Men Who Wear The Star, The Story of the Texas Rangers  by Charles M. Robinson, III.
